Don’t forget to change your furnace filter

Last year I purchased a rental property in South Oakville.  It was a 900 square foot 2 bedroom 2 bath condo.  At the time, I learned I was responsible to maintain the furnace and air conditioner.  Interestingly, it was located in a room outside beside the balcony.   This was the first property that I needed to maintain the furnace other than my own home.  As you know, a furnace is a major component in home ownership.  They can range in price form $2100-$12000 depending on efficiency type and  brand name.  So, it is beneficial to make sure it lasts as long as possible.  The goal is to get at least 15-20yrs.  The key to maintaining a furnace is having an appropriate filter to keep unwanted particles out of the components of the furnace.  There are different kinds of filters that can range in price and characteristics.  It is important to pay close attention to the FPR (Filter Performance Rating) number which you will find displayed on all
filters. The more expensive the filter the more allergens and dust will stay out of your air.  These usually have a higher rating.
However, for basic furnace maintenance and minimum requirement for dust, dust mites and pollen prevention, the True Blue washable filter I recently bought at Home Depot does the trick.  My furnace filter opening is irregular so it is difficult to find a filter that fits.  It is 12″x22″.  I found out that the True Blue Washable filter is perfect because you can cut it to size.  As well, the cost was below $10.  Its FPR rating is 2.  It can last up to 1 year or 12 washes.   I recommend you inspect every 3 months and see if it needs a washing.   I have attached the link to the Home Depot website to view the product.
